Continued Growth in Veterinary Real Estate

Terramed has continued its growth in the veterinary real estate sector with the acquisition of Eastern Animal Hospital’s related real estate.

Founded more than 30 years ago in Baltimore, Maryland, Eastern Animal Hospital operates out of a 16,433 sq ft facility built in 2019. The property features a versatile layout designed to support both clinical and nonmedical services, with room for future expansion. Its highly visible urban location ensures convenient access for pet owners across Baltimore and the surrounding communities.

“It’s rare to find a facility this well designed, this well located, and backed by such a high-performing practice,” said Daniel Eisenstadt, CEO of Terramed. “Eastern Animal Hospital raises the bar for what veterinary real estate can look like in an urban setting and represents exactly the kind of long-term, value-driven property we aim to hold.”

Eastern Animal Hospital offers a comprehensive range of veterinary services. These include:

  • urgent and emergency care
  • surgery
  • dentistry
  • behavioral medicine
  • diagnostics
  • wellness care
  • and microchipping

The practice also provides additional services such as boarding, daycare, hospice, and euthanasia, as well as on-site pharmacy support.

To enhance client experience, the hospital offers complimentary Wi-Fi, coffee, tea, water, and snacks in its waiting areas. Furthermore, its popular Bark Bucks Rewards Program lets pet owners earn points for free services and products.

Strengthening a Nationwide Portfolio

The Baltimore acquisition is the latest in a series of strategic property investments by Terramed, which recently added several other state-of-the-art veterinary facilities to its portfolio:

Oakdale Veterinary Group, California

Interior of Medical facility of Oakdale Terramed

A newly built, 12,861 sq ft facility supporting a 45-year-old practice with over 50 veterinary professionals.

“OVG’s new facility is one of the most advanced veterinary properties in the Central Valley, and securing it ensures long-term stability for a practice that has provided trusted care to generations of Oakdale pet owners, Eisenstadt said.

Dogwood Veterinary Specialty & Emergency, Georgia

The only 24/7 emergency hospital in its area, employing more than 70 veterinary professionals in a 12,726 sq ft facility.

“Facilities like Dogwood play a critical role in their communities by providing the specialized expertise and round-the-clock availability that pet owners depend on during emergencies,” Eisenstadt said.

Hernando Animal Clinic & Surgery Center, Mississippi

A newly renovated, ADA-compliant facility supporting a practice that has served its community for more than 30 years.

“The new space allows us to provide a higher level of care and meet ongoing demand from pet owners in the northwest Mississippi region,” said Mark Ziller, president and CEO of Innovetive Pet Care, the owner of Hernando Animal Clinic.

BluePearl Pet Hospital Renton, Washington

A 24/7 emergency hospital created through the adaptive reuse of a former brewery, now expanded to 14,825 sq ft.

“This project shows how adaptive reuse can meet the needs of veterinary operators and the communities they serve. We’ve reinforced BluePearl’s long-term presence by delivering a property that works for them and increasing access to high-quality pet care in South King County,” Eisenstadt said.

Additionally, Terramed has advanced redevelopment projects in Roseville, California, converting a 31,000 sq ft former furniture store into a modern veterinary hospital, and in Atlanta, Georgia, where it has acquired three suburban veterinary and pet care properties.

Looking Ahead

Terramed remains committed to investing in high-quality veterinary and human healthcare real estate across the U.S., with a focus on supporting practices that deliver exceptional care in the community.
